Important Information for Unit Owners & Tenants of MCGA
The Association MUST have a current copy of your insurance on file.
Homeowner Assessments come in two categories.
There is the annual assessment, paid monthly, otherwise known as 'Condo Fees'.
The second is a special assessment which the Board can impose when the regular assessments are insufficient to cover costs.
Condo Fees are not a luxury; nor can they be paid arbitrarily. They are a legal obligation that you enter into when you purchase a unit in the condominium.
The Commonwealth of Pennsylvania has issued specific law pertaining to condo associations and the steps that they can take to impose and collect Homeowner Assessments.
The Macassar Gardens Condominium Association can and does take full advantage of the law, from entering into payment agreements with those unit owners in arrears to following through with judicial proceedings in the sale of a unit in arrears.
It is in the best interest of each unit owner to familiarize himself with the law and make every effort to make & remain current in payment of their assessment.
The current condominium fee, as of March 1, 2022, is $200 per month with a $50 discount once proof of valid insurance is provided. There are yearly increases of at least 2%.

We do not accept post dated checks. NSF fee is $25 per item.
No other items are to be mailed to this address.
We no longer accept payment from PayPal because of high fees charged.
You may be able to use Zelle® if offered by your bank.
Please do not mail any other Association documents or material to this lock box. The bank handles payments only.
All owners are required to carry Condo Insurance on their unit. It is recommended that at least $20,000 be carried in Buildings and $10,000 in Loss Assessment coverage.

Please keep your policy information up to date in order to continue to receive the $50 monthly discount.
Units have parking available in their garage, their unit driveway and some have an additional unit owner maintained parking space across from the units rear driveway. Please consider using these spaces before parking on the street to allow spaces for visitors.
Grass cutting is contracted out by the Association. Currently, Hoff Landscaping is under contract for lawn services.
Snow Removal & salting is contracted out by the Association for plowing snow from the access & common roads. Currently, JWZ Snow Removal is under contract for these services.
Unit owners are responsible for the removal of snow from the front main sidewalk, the unit sidewalk and the unit driveway.
Unit Owners and/or their tenants are responsible for the upkeep of the areas directly in front of & behind their units.
These areas are to be kept well trimmed, weeded, neat & clear of any debris at all times.
No firepits are allowed on Macassar Gardens property.
Abandoned or Unregistered Vehicles are not permitted.
There are a number of things you must do before you sell your unit.
At least TWO weeks before the closing, you must contact the President or Treasurer of the Association to obtain a Certificate of Resale.
The fee is $100 made payable to MGCA.
At this time, any past due fees must be paid to the Association.

Any and all fees, repairs or renovations are the responsibility of the homeowner.
The Macassar Gardens Condominium Association has been in existence for over 30 years. The original documents creating the association and its rules and regulations run over 100 pages and are difficult to read. For completeness, they are listed below but a simpler, condensed version is also included.
